Using the wrong method is how render cracks, cladding coatings fail and warranties are voided. We match the method to the surface.
SoftwashLow pressure + biodegradable biocide. Best for render, cladding, roofs, painted surfaces. Kills algae and lichen at the root and keeps working after the clean.
Pressure washingHigh pressure, often hot water. Best for car parks, forecourts, concrete, yards. Fast on hard, durable surfaces. Too harsh for render and coatings.
DOFF steamSuperheated steam, low pressure. Best for brick, stone, heritage, graffiti, gum. Lifts paint and grime without eroding masonry. Suited to listed buildings.
Pure waterPurified water + soft brush. Best for glass, solar panels, cladding. Spot-free finish with no chemicals, safe for coatings and warranties.

Our own cherry pickers. IPAF & PASMA trained.
Most exterior work happens off the ground. We use ground-based reach systems wherever we can: gutter vacuums up to around 40 feet and water-fed poles for glazing and cladding. For higher work we use our own cherry pickers (MEWPs), operated by IPAF-trained staff, and mobile access towers erected by PASMA-trained operatives, all planned under the Work at Height Regulations 2005.

What does exterior cleaning include?
Exterior cleaning covers the outside of a building and its grounds: pressure washing car parks and paving, cladding and render cleaning, brick and stone cleaning, gutter clearance, roof and moss treatment, solar panel cleaning, window cleaning, and graffiti and chewing gum removal.
What is the difference between softwashing and pressure washing?
Pressure washing uses high-pressure water to clean hard, durable surfaces like concrete. Softwashing uses low pressure with a biodegradable biocide that kills algae and lichen, which makes it safer for render, cladding, roofs and painted surfaces.
Do you work at height safely?
Yes. Every job has a site-specific risk assessment and method statement (RAMS). We use ground-based reach systems where possible, and for higher work our own cherry pickers (MEWPs), operated by IPAF-trained staff, and mobile access towers erected by PASMA-trained operatives, planned under the Work at Height Regulations 2005.
Do you own your own cherry pickers?
Yes. Prestige FM owns its own cherry pickers (MEWPs), operated by IPAF-trained staff, so there are no hire delays and high-level work can be scheduled quickly. Our teams are also PASMA trained to erect and use mobile access towers.
Can you clean petrol station forecourts?
Yes. Our operatives hold the SPA (Safety Pass Alliance) Petrol Retail Contractors Safety Passport, the standard required by oil companies and fuel retailers for contractors working on forecourts.
What happens to the dirty water?
Wash water is controlled so contaminated run-off doesn’t enter surface water drains, which often lead straight to rivers. Where needed we recover water for proper disposal.
Can you combine exterior cleaning with our cleaning contract?
Yes. Exterior work can sit on the same contract and invoice as your daily cleaning and security, scheduled as a planned yearly programme.
