Typical commercial cleaning rates in 2026
Commercial cleaning in the UK is usually priced per cleaner hour for contract work, or as a fixed price for one-off jobs. Across published guides in 2026, rates cluster in the following ranges:
| Service | Typical UK price |
|---|---|
| Contract office cleaning (per cleaner hour) | £15–£25 |
| Contract office cleaning in London (per cleaner hour) | £21.50–£25.50 |
| One-off / ad-hoc deep clean (per operative hour) | £20–£35 |
| Small office (<100 m², 5 visits a week) | £400–£800 per month |
| Contract price per m² per visit | £0.15–£0.40 |
These figures are a guide. The only reliable price is a fixed quote based on a site survey and a written cleaning specification.
Why the cheapest quote is rarely the cheapest
From 1 April 2026 the National Living Wage is £12.71 an hour, and the voluntary Real Living Wage is £13.45 (£14.80 in London). Once holiday pay, employer National Insurance, pension contributions, supervision, insurance, equipment and products are added, a lawful, fully-employed cleaner costs a contractor around £15 an hour or more before any margin. A quote close to minimum wage is a warning sign of under-resourcing, missed visits or non-compliant employment.
What affects the price of commercial cleaning?
- Size and layout. Floor area matters, but so do the number of washrooms, kitchens and meeting rooms.
- Frequency. Daily cleaning costs more per month than weekly cleaning, but less per visit.
- Time of day. Early morning, evening and weekend shifts can carry a premium.
- Specification. Consumables, periodic deep cleans, carpets and windows can be included or quoted separately.
- Sector requirements. Healthcare, food production and kitchens need specialist training, products and documentation.
- Location. London and the South East are typically 20–30% higher than the rest of the UK.
Per cleaner hour or per visit?
Always check how a quote is built. Two cleaners working for two hours is four cleaner hours. Comparing a “per hour” quote with a “per visit” quote without knowing the hours on site is the most common mistake buyers make.
